GRAPHIC AND MULTIMEDIA DESIGNERS


Graphic and multimedia designers use illustrative, sound, visual and multimedia techniques to convey a message for information, entertainment, advertising, promotion or publicity purposes, and create special visual effects, 3D models and animations for computer games, film, interactive and other media.

TASKS

  • liaises with client to clarify aims of project brief, discusses media, software and technology to be used, establishes timetable for project and defines budgetary constraints.
  • undertakes research into project, considers previous related projects and compares costs of using different processes.
  • prepares sketches, scale drawings, models, colour schemes and other mock-ups to show clients and discusses any required alterations.
  • prepares specification and instructions for realisation of the project.
  • liaises with other parts of the production team to ensure graphic design fits with other elements, processes and timescales.
  • produces or oversees creation of the final product.

LETTING AGENT

Letting agents work in the real estate sector, primarily focusing on residential or commercial rental properties. They serve as the intermediary between property owners (landlords) and prospective or current tenants. Letting agents are involved in the entire rental process, from marketing properties to managing tenancy agreements and addressing tenant issues.

TASKS

Marketing Properties:

  • Property Listings: Create and manage listings for rental properties, including taking professional photographs, writing detailed descriptions, and ensuring listings are posted on relevant platforms (e.g., websites, social media, and property portals).
  • Advertising: Develop and implement marketing strategies to attract potential tenants, including online and offline advertising, open houses, and property viewings.

Tenant Sourcing and Screening:

  • Viewings: Arrange and conduct property viewings for prospective tenants.
  • Tenant Vetting: Screen potential tenants through background checks, references, credit checks, and employment verification to ensure suitability.
  • Negotiating: Negotiate rental terms, such as rent amount, lease duration, and special conditions, on behalf of the landlord.

Tenancy Management:

  • Contracts: Draft, review, and manage tenancy agreements, ensuring compliance with relevant laws and regulations.
  • Deposit Handling: Collect and manage security deposits, ensuring they are protected in a government-authorized tenancy deposit scheme where applicable.
  • Check-ins and Check-outs: Conduct property inspections before tenants move in (inventory checks) and when they vacate the property to assess any damages or necessary repairs.

Property Management:

  • Repairs and Maintenance: Arrange for routine maintenance, repairs, and emergency work as needed, coordinating with contractors and ensuring the property is well-maintained.
  • Rent Collection: Collect rent on behalf of landlords, manage arrears, and issue reminders or notices when payments are late.
  • Compliance: Ensure properties comply with safety standards and legal requirements, such as gas safety, electrical safety, and energy performance certificates.

Customer Service:

  • Landlord Relations: Provide regular updates to landlords about their property, including financial reports, tenant issues, and property condition.
  • Tenant Support: Act as a point of contact for tenants throughout their lease, addressing concerns, handling disputes, and providing guidance on tenancy-related matters.
  • Conflict Resolution: Mediate between landlords and tenants in case of disputes or disagreements.

Administrative Tasks:

  • Record Keeping: Maintain accurate records of all transactions, communications, and activities related to the properties managed.
  • Reporting: Prepare and present financial reports, rental income summaries, and other documentation required by landlords.
  • Legal Compliance: Stay up-to-date with changes in property laws and regulations to ensure all operations are legally compliant.

MARKETING EXECUTIVE

The Marketing Executive is responsible for supporting the development and implementation of marketing campaigns across various channels to drive brand awareness, customer engagement, and sales growth. This role involves coordinating with internal teams, external agencies, and vendors to ensure successful campaign execution.

TASKS

  • Collaborating with employers or clients to identify marketing needs by discussing business strategies, products or services, and target customer groups.
  • Gathering and analyzing market research data to provide actionable insights and presenting findings to clients in a clear and concise manner.
  • Recommending design and promotional changes based on market research to optimize product or service offerings.
  • Developing and implementing digital marketing strategies, including the use of social media, to effectively promote products, brands, or services, and presenting these strategies to clients.
  • Coordinating with clients to discuss and finalize potential modifications to marketing plans or campaigns.
